Before the design comes the building plot. Its location, its layout and the planning law requirements determine how large a villa may become, where it is placed and how it orients to the surroundings. Villas often include 250 to over 1,000 m² living area; in order for the building, garden and privacy to come into a good ratio, generous building plots are the rule. The permissible development results from the development plan, in particular from the site coverage ratio (GRZ) and the floor space ratio (GFZ).
